Real Estate Showcase - Across the Hudson

FEATURED PROPERTY
A hop across the river from Manhattan are the 42 homes at The Brownstones at Port Imperial—with a plethora of A-list amenities worthy of competing with the eye-popping views. Developed by the Roseland Property Company, these stunning homes range in size from 2,700 to 4,600 s.f. “They set a new standard for upscale living,” says Jonathan Stein, Roseland’s operating partner. “We’ve created grand, amenity-filled homes within an unparalleled resort-style ambiance along the Hudson.”

Riverfront balconies and fireplaces in both the living room and master bedrooms are but a few of the features that make these spaces enviable. Add to them gourmet kitchens with granite counters, Viking and Jenn-Air appliances, and whirlpool tubs in the master bath. Located just a minute’s walk from the New York Waterway ferry, as well as numerous public transportation options, this appealing combination of convenience and luxury has led to a near sellout with the release
of the remaining waterfront homes for sale. What’s left are the larger homes ranging in size from 4,000 to 4,600 s.f. with spacious riverfront patios and balconies. Priced from $2.525 million.
When word got out earlier this summer about the amenity-filled Mirabelle-on-the-Hudson in North Bergen, prospective buyers began lining up. No surprise, given the panoramic river and Manhattan skyline views that this spectacular new seven-story building from Slazer Development LLC will offer. The 23 terraced spacious one-, two- and three-bedroom residences includes seven duplexes (five are penthouses with 20-foot ceilings, floor-to-ceiling windows and rooftop gardens). Ranging from 1,125 to 2,284 s.f., each unit will have a gorgeous Jenn-Air-equipped gourmet kitchen with imported Italian custom cabinetry. The master baths are decked out with custom oak vanities, limestone floors and Kohler cast iron soaking tubs. Slated for occupancy next summer, prices are from $500,000 to $1.75 million.

HOT AMENITIES
The 160 new townhomes at The Boatworks at Bayonne, along the historic Bayonne waterfront, are more than 50-percent sold. The site was once home to the Elco Boat Company, which produced the 11 wooden PT boats used during WWII (including JFK’s PT-109). Developer Baker Residential is building these new two-bedroom, two-and-a half-bath homes (ranging from 1,777 to 1,832 s.f.) with plenty of lavish amenities at prices substantially lower than other hot waterfront communities such as Jersey City and Hoboken. Here, you’ll find vaulted master bedrooms, expansive kitchens filled with stainless steel appliances and spa-style bathrooms. Outdoor extras include one-car garages, balconies and decks; a pool with a cabana and, in time, a 62-slip marina along the waterfront walkway. Opened for occupancy since May, prices range from the mid $400,000s to $500,000s.

“Residential living along the Hoboken waterfront is hip and vibrant, and that’s why W Hotels chose to top off the W Hoboken with 40 condominium residences,” says Michael Barry, principal of Applied Development Company, the new property’s developer.
