LARGE, AFFORDABLE LUXURY CONDOS

The Normandie at 100 West 119th Street is offering luxury 4BRs and penthouses with private terraces, ranging from $795,000 to $1.48 million. Features include wide red-oak strip floors, central AC, hardwood crown moldings, prewar ceiling heights, wood-burning fireplaces, granite and stainless kitchens with deluxe appliances, washer/dryers and period designer bathrooms. A fabulous roof deck tops everything off.

“The idea behind the project was to give young families with children a chance to stay in Manhattan at a reasonable price,” explains Rodney Propp, chairman of Tahl Propp Equities, the building’s developer. “The average two-bedroom apartment in this city sells for $1.2 million, and our objective here was to provide first-rate four-bedroom apartments for less than $1 million.”

The Normandie will bear a plaque commemorating the son of Paul Kim, the building’s former owner, who was killed at the World Trade Center on 9/11. Mr. Kim has organized a charitable foundation from the proceeds of the sale.

‘BANG FOR THE BLOCK’

The Lenox Grand, a new-construction development at 129th Street and Lenox Avenue, will consist of 19 condo units on eight stories, with two commercial floors below. Apartments feature wood-burning fireplaces, Brazilian cherry hardwood floors, and marble bathrooms with eight-headed shower systems. Other amenities include 24-hour concierge, elevator, separate storage units and parking.

“This is condo living in truly grand style, at an excellent value, in what has always been a beautiful neighborhood,” says Corcoran Group vice-president Lawrence Comroe, who represents the property. “You have mass transit right down the street, great restaurants, supermarkets and other shopping.”

Most of the units will have outdoor space, and the two penthouses will have roof terraces. 2BRs will range from 1,230 to 1,330 sf; 3BRs will be 1,600 sf. Pricing is likely to start at about $800,000 (based on other developments). The building will receive a ‘new construction’ tax abatement.

MODERN BROWNSTONES OFFER SPACE AND VARIETY

The Parkview at 7-11 West 131st Street is comprised of three new attached townhouses built in a modern brownstone style, each with four residential units. These homes boast abundant natural light, expansive views, flowing interior spaces, and a variety of private and semi-private outdoor spaces: balconies, roof terraces and landscaped rear yards. Unique stairway design allows daylight to pour into each stairwell through a two-story bank of windows and a huge skylight at the top floor, providing a heightened spatial experience. Other features include open kitchens with cherry cabinetry and quartz countertops, marble bathrooms, and high-end security systems.

“Duplex and triplex units at Parkview range from 1,300 to 1,735 sf, with prices from $717,000 to $895,000,” says Klara Madlin, president of Klara Madlin Real Estate. “Harlem is just booming now. You’d pay double for this much space farther downtown, and the transportation hub here is amazing.”

“There’s a striking change in the nature of developments in Harlem,” says Toby Jenkins, sales associate at Manhattan Apartments. “I live there, and when I was looking, developers were just trying to create as many rooms as they could. Now they’re doing luxury - because they can get prices that make it worth doing a proper job in Harlem.”
