Light, views, space—our panelists say there’s little to dislike about this apartment, located in a condo built just two years ago.

2,250-square-foot four-bedroom, three-bath condo with balcony.
Asking Price: $2.995 million.
Common Charges and Taxes: $2,359 per month (including an abatement).
Broker: Greg Kammerer, the Corcoran Group.

Barak Dunayer, Barak Realty: “The views are spectacular, and the floor-to-ceiling windows are beautiful! People always look for that in new construction,” says Dunayer. “The bedrooms are a little small and oddly shaped. [But] they’re good for kids.”
His assessment: $3.25 million.

Steven Weiss, Bellmarc Realty: Weiss loved the layout because the entertainment rooms (living, dining areas, kitchen) are separate from the bedrooms. But there’s a psychological price barrier. “Above 96th Street, [shoppers] think the price will drop.”
His assessment: $2.6 million.


Brian Totin, Citi Habitats: “It’s a great family apartment,” declares Totin, who also likes the roof deck and children’s playroom. His one quibble is the kitchen. “The appliances aren’t top-of-the-line, but some people don’t care about that.”
His assessment: $2.8 million.
