One has a fireplace and a little balcony, the other an extra bathroom. The difference is all outside: The penthouse has a 900-square-foot private roof deck with plumbing and electrical service, tailor-made for parties with lower Manhattan as backdrop. Listing broker Richard Cantor says the penthouse attracts clientele who want “drama,” and this theatricality will cost you even more than tickets to The Book of Mormon: PH5A is priced $200,000 higher than its downstairs neighbor, or $222 per outdoor square foot.
