  When word got out earlier this summer about the amenity-filled Mirabelle-on-the-Hudson in North Bergen, prospective buyers began lining up. The 160 new townhomes at The Boatworks at Bayonne, along the historic Bayonne waterfront, are more than 50-percent sold. The site was once home to the Elco Boat Company, which produced the 11 wooden PT boats used during WWII (including JFK’s PT-109). Developer Baker Residential is building these new two-bedroom, two-and-a half-bath homes (ranging from 1,777 to 1,832 s.f.) with plenty of lavish amenities at prices substantially lower than other hot waterfront communities such as Jersey City and Hoboken. Opened for occupancy since May, prices range from the mid $400,000s to $500,000s.
