The Normandie will bear a plaque commemorating the son of Paul Kim, the building’s former owner, who was killed at the World Trade Center on 9/11. Mr. Kim has organized a charitable foundation from the proceeds of the sale.

‘BANG FOR THE BLOCK’

The Lenox Grand, a new-construction development at 129th Street and Lenox Avenue, will consist of 19 condo units on eight stories, with two commercial floors below. Apartments feature wood-burning fireplaces, Brazilian cherry hardwood floors, and marble bathrooms with eight-headed shower systems. Other amenities include 24-hour concierge, elevator, separate storage units and parking.

“This is condo living in truly grand style, at an excellent value, in what has always been a beautiful neighborhood,” says Corcoran Group vice-president Lawrence Comroe, who represents the property. “You have mass transit right down the street, great restaurants, supermarkets and other shopping.”

Most of the units will have outdoor space, and the two penthouses will have roof terraces. 2BRs will range from 1,230 to 1,330 sf; 3BRs will be 1,600 sf. Pricing is likely to start at about $800,000 (based on other developments). The building will receive a ‘new construction’ tax abatement.

“There’s a striking change in the nature of developments in Harlem,” says Toby Jenkins, sales associate at Manhattan Apartments. “I live there, and when I was looking, developers were just trying to create as many rooms as they could. Now they’re doing luxury - because they can get prices that make it worth doing a proper job in Harlem.”
