“We’re seeing a tremendous amount of activity on the Jersey waterfront from young expanding families who can’t afford Manhattan,” says Neal Sroka, a senior vice president with Corcoran, noting that Jersey is selling in the low millions for 1,100 to 2,000 square feet, far below New York figures. “We’re also getting empty nesters from Short Hills and Summit and international buyers—not investors, but people who want to be on the water.”
